Should Sellers Offer a Home Warranty?

A lot of sellers wonder whether offering a home warranty is worth it.

In many cases, it can be.

A home warranty is typically a one-year service contract that may cover certain systems and appliances, depending on the plan. For buyers, that can provide a little extra peace of mind after closing. For sellers, it can be a strategic way to reduce hesitation.

This is especially helpful when selling older homes in Rockwall, Heath, and parts of Wylie, where buyers may notice that the HVAC, water heater, or appliances are not brand new. Even if those systems are working properly, age alone can create concern.

A home warranty does not fix a major pricing problem and it does not replace the need for an inspection. But it can act as a psychological buffer for buyers who are nervous about surprise repair costs during the first year.
