What Does Days on Market Really Mean for Buyers and Sellers?

Days on market is one of the most watched numbers in real estate, but many buyers and sellers misunderstand what it actually means.

At a basic level, days on market measures how long a home has been actively listed for sale before going under contract. But the deeper meaning is more important than the number itself.

For sellers, longer days on market can signal that something is not aligning with buyer expectations. That misalignment is usually tied to price, condition, marketing, or competition. It does not always mean the home is bad. It often means the home is not positioned correctly.

For buyers, a higher days-on-market number can sometimes signal opportunity. A home that has been sitting may have more room for negotiation, especially if the seller is motivated. But buyers should not assume longer days on market automatically means they found a bargain. Sometimes the home has been sitting because there are real issues that need to be understood first.

Used correctly, it helps both sides understand leverage and timing. Used poorly, it leads to assumptions that miss the bigger picture.

Bottom line: days on market matters, but only when paired with the story behind it.
