Are Builders Still Offering Incentives?

Yes - and for many buyers, this is one of the biggest opportunities in the current market.

Many builders are still offering strong incentives, especially on homes that are already built or nearly completed (often called inventory homes). Incentives can include:

  • closing cost credits
  • interest rate buy-downs
  • design center upgrades
  • price reductions
  • package deals (appliances, blinds, etc.)

But incentives can be tricky, because not all offers are equal - and buyers need to compare the real value correctly. For example:

  • a $10,000 incentive may not help much if the price is inflated
  • a rate buy-down can dramatically affect the monthly payment
  • some incentives are tied to using the builder’s preferred lender

In new construction-heavy areas like Fate and Royse City, builders are competing more aggressively, which can create excellent leverage for buyers. But it’s important that buyers protect themselves contractually — builders write contracts that favor the builder, not the buyer.

The best move is having a strategy that maximizes incentives and ensures the buyer doesn’t overpay in the process.
