Are Home Prices Dropping — and Should Sellers Be Worried?

… are still selling.

In areas like Wylie, Fate, and Royse City, new construction competition can create additional pressure — but it also gives sellers a roadmap: you must outperform what builders are offering.
Instead of asking “are prices dropping,” the smarter seller questions are:
● What are the most recent closed comps (not active listings)?
● How long are homes taking to sell in my neighborhood?
● Are buyers negotiating aggressively?
● What condition and upgrades are the top homes offering?
Sellers don’t lose value because the market shifts.
They lose value when they ignore the shift and price like it’s still 2021.
