Hidden Costs of Buying a Home in Texas

by Delisa Lapinsky

Many buyers preparing to purchase a home focus primarily on the purchase price and mortgage payment. But in Texas, the true cost of homeownership involves several additional factors that buyers should understand before making an offer.

One of the most significant costs is property taxes.

Texas does not have a state income tax, so property taxes play a larger role in funding local services such as schools, infrastructure, and emergency services. Tax rates can vary significantly depending on the city, county, and school district.

For example, two homes priced the same in Rockwall and Wylie may have different monthly payments because of variations in property tax rates.

Homeowners insurance is another important expense. Insurance costs can vary depending on the age of the home, roof condition, and coverage options. In areas prone to severe weather, buyers should review insurance estimates carefully before finalizing their budget.

Maintenance costs are another factor many buyers underestimate. Every home requires upkeep, including HVAC servicing, roof maintenance, landscaping, and occasional repairs.

Many homeowners plan for approximately one percent of the home’s value annually for maintenance expenses.

HOA fees may also apply in certain neighborhoods, especially master-planned communities. These fees typically support community amenities, landscaping, and neighborhood maintenance.

Closing costs are another expense buyers should prepare for. These costs include lender fees, appraisal charges, title insurance, and prepaid items such as property taxes and homeowners insurance.

The good news is that some buyers can negotiate seller credits to help offset a portion of these expenses.

Understanding the full cost of homeownership allows buyers to make confident decisions and avoid financial surprises after closing.
