But here’s the truth:
the listing agent represents the seller — not the buyer.

When buyers use the listing agent, it can create a conflict of interest — even if everyone is well intentioned. In many cases, that agent becomes limited in what they can advise on when it comes to negotiation, pricing strategy, and protections.

A buyer’s agent is hired to protect the buyer.

That includes:

  • negotiating price and terms
  • interpreting comps and local market shifts
  • guiding inspection negotiations
  • protecting timelines and contract deadlines
  • helping buyers avoid expensive mistakes 

Trying to “save money” by using the listing agent can cost far more — because buyers may lose leverage in repairs, concessions, appraisal strategy, or contract protections.

Bottom line: buyers deserve someone who negotiates for them — not someone balancing both sides.
