Most sellers want to know: “Should I fix everything?”

Answer: no - but you should fix the things that hurt buyer confidence.

The purpose of pre-list repairs is not perfection.
It’s removing deal-killers.

The repairs that most often cause:
● buyer fear
● inspection drama
● lender concerns
… include:

  • roof issues or obvious age concerns
    ● HVAC problems
    ● plumbing leaks
    ● electrical safety items
    ● foundation/structural indicators
    ● drainage issues

Cosmetic repairs also matter because they affect emotional perception:
● chipped paint
● broken fixtures
● damaged flooring
● stained carpet

Buyers assume the condition they can see reflects what they can’t see.

A seller doesn’t need a fully renovated home.
They need a home that feels safe, clean, and maintained.
