Seller concessions are any benefits the seller offers to strengthen the buyer’s deal, such as:
● closing cost credits
● rate buy-down credits
● repair credits
● home warranty
● paying HOA transfer fees
In a strong seller market, concessions aren’t always needed.
But in a balanced or buyer-leaning market, concessions can be the difference between:
● selling now
or
● sitting and reducing later
The best concession strategy is:
use them intentionally and early - not desperately and late.
Because when a home sits too long, concessions become expected AND the price gets attacked.
