What Is My Home Actually Worth Right Now?
This is where online estimates confuse sellers the most.
Zillow, Redfin, and automated valuations can be wildly inaccurate — because they don’t account for:
● condition
● upgrades vs builder grade
● lot type (corner, greenbelt, cul-de-sac)
● layout desirability
● street traffic
● true buyer demand
● competing inventory
A home’s value is not a guess.
It is a position in the market — compared to what buyers can buy this week.
The most accurate seller pricing comes from:
✅ the last 3–6 months of CLOSED comps
✅ active competition (what buyers are touring right now)
✅ days on market trends
✅ absorption rate (inventory vs demand)
In high-demand areas like Heath and Plano, a great home can still command premium pricing.
In areas with increased inventory like Fate and Royse City, pricing must be sharper because buyers have options.
Your home is worth what the market will pay — but your strategy determines whether you hit the top of that range or sit and chase.
